Bollywood Stars Renting Out Properties: The Mumbai Real Estate Trend

Disha Patani isn't the only one moving real estate around here. It’s getting weird, you know? Bollywood stars are actually putting their properties up for rent across Mumbai now. It’s a strange scene.
She’s done it too. This actor has leased out her apartment in Khar West. Right in that upscale area. Rustomjee Paramount , that building. It’s part of the massive Rustomjee Group you know, all those luxury spots they build up. 3BHKs, 4BHKs, all packed with stuff. Mini theatres, spas... high-end junk.
The lease deal itself is registered through property documents accessed via Zapkey. It’s a leave-and-license aGreement. Registered June 1st, 2026. Running for twenty-four months. That's the paperwork foundation of this whole thing.
The unit itself is pretty big. More than a thousand square feet. High floor view. It went to Kamlaben Mangalbhai Gujjar. A tenant. Not Disha.
The rent kicks in at ₹2.85 lakh a month. Just that number. Simple enough, maybe too simple for what’s happening.
And the deposit? That was an eight-point-five-five lakh payment from the tenant. Three months' rent upfront. That kind of cash flow starts things off.
But there’s more to it. The aGreement has a little kicker built in. A five percent hike after the first year. So, that monthly rate jumps up. We’re talking about around ₹2.99 lakh starting in the second year. Small bumps, but they add up over time.
Looking at the rental terms alone for Disha? It's supposed to net her close to seventy-one lakh over those two years. That kind of money just floating around.
Nobody actually got a comment from either Disha Patani or the renter. Silence. You expect some noise when this kind of financial arrangement happens, right? But nothing came out.
It makes you think about where all this celebrity cash is going versus what’s happening in these massive complexes like Rustomjee Paramount . It shifts the focus away from just glamour to the actual mechanics of Mumbai real estate flow.
This isn't a one-off thing either, mind you. Disha isn’t alone with this strategy. There’s a whole pattern emerging. Over the last few years, other big names have been doing the same. Amitabh Bachchan, Kartik Aaryan, Shahid Kapoor, Salman Khan they all started renting out places. Residential and commercial spaces across the city. It's a trend.
And that property itself, Rustomjee Paramount ? That’s got history. They’ve attracted some folks before. Back in 2021, Rani Mukerji bought an apartment there. A big one. One thousand four hundred eighty-five square feet. She paid seven point one two crore for it, plus parking spots.
So you see the cycle? From celebrity ownership to leasing out. It’s a strange loop being played out in Khar West and across Mumbai. The real estate market isn't just about buying; it's about renting now, maybe more than ever.
